Awnings

  1. Awnings are only permitted at the side and rear of the homes. No awnings will be approved by the Doral Landings Architectural Committee for the front of any homes.
  2. The framing required to support the awning at the side of the homes shall be constructed so that the lower point and end of the framing terminates at a distance not closer that 3’-0” from the adjacent home to allow free fall of rain water from the roof of the adjacent home and to avoid potential fire spreading into the adjacent home.
  3. The fabric used on the awning shall be fireproof treated.
  4. The color of the awning shall be green to maintain consistence with the rest of the community.
  5. New awnings shall be properly supported with heavy duty tubing properly anchored to its own foundation to withstand 100 miles per hour hurricane winds. The foundation shall be not less than 12” wide x 12” long x 3’-0” deep.
  6. New installation of awnings will require approval from the Doral Architectural Committee prior implementation. A drawing showing all the dimensions of the new awning installation and distances from adjacent home is required.
  7. New awning should be constructed to terminate 8’-0” away from the rear fence and 3’-0” from the side fence.

Fences & Walls

  1. No fences and walls shall be erected or installed without the approval of the Doral Landings Architectural Committee.
  2. Composition and color of fences or walls within any lot shall be consistent with the material used in the original construction of the home, surrounding homes and other fences.
  3. The used of natural vegetation / landscaping is encouraged in place of walls and fences.
  4. Chain link fences are not permitted without the approval of the Doral Landings Architectural committee. Such consent may require the installation of additional landscaping on either or both sides of the fences.
  5. Fences and walls higher that the existing 6’-0” high are not permitted on the property line fences.
  6. Mounting of Satellite Dish or any other structure on the common property line fences are not permitted.
  7. No chain link fence of any kind shall be allowed. Replacement of the existing wood fence shall be of identical construction as the fence originally furnished with the home.

Hurricane Preparation

  1. During Hurricane alert, all homeowners of Doral Landings must take immediate action to protect their property and adjacent properties.
  2. Must place hurricane shutters on all exterior windows and doors.
  3. Must remove all furniture, umbrellas, light weight planters, decorating items, garbage containers, hoses and hose reels and other material and bring them into a secured place until the storm is over.
  4. If possible, bring their cars into their garages to protect them from flying objects and damage.
  5. Lock the front door with the latches provided with the door.
  6. It is recommended for Homeowners with awnings, to remove the canvas material from the awnings and put them away for safe keeping until the storm is over with. Flying sharp objects during hurricanes can cut into the canvas or cause serious damages to the home and adjacent properties as the wind force may lift the canvas and its framing.
  7. Any hurricane or other protective devices visible from the outside of the Home shall be of the type as approved by the Architectural Committee.
  8. Accordion and roll up style hurricane shutters may be left closed during hurricane season (and not at any other time). Panel style hurricane shutters may be installed 50 hours prior the expected arrival of the hurricane. Panel style hurricane shutters must be removed a reasonable time after the storm.

Paved Areas

  1. Construction patios at the rear of the homes (pavers and poured in place concrete) will require approval from the Doral Architectural Committee prior implementation. A drawing showing all the dimensions of the new installation, and the distances from adjacent homes should be provided.
  2. The edge of pavers or poured in place concrete pavements shall terminate at least 24” away from the adjacent home and 12” away from the side fence shared with the adjacent home.
  3. Construction of patios on the rear of the homes using pavers, including Zero Lot areas, shall not exceed 70% of the total square feet area of the backyard. 30% of the total area must be set aside for grass and planting to allow some of the surplus rain water to be absorbed within the homeowner’s property.
  4. Construction of patios on the rear of the home, using poured in place concrete, including Zero Lot areas, shall not exceed 30% of the total square feet area of the backyard. 70% of the total area must be set aside for grass and planting to allow rain water from the concrete pavement to be absorbed within the homeowner’s property.
  5. Poured in place concrete pavements (patios) do not allow rain water to filtrate or permeate into the ground causing large surface areas of water taken to the storm sewers overloading the public storm system and causing floating conditions during hurricane season or heavy storms.
  6. Any modifications and additions of pavers on the front of the home shall match the pavers already installed on the driveways in order to maintain the same esthetic throughout the community.
  7. Poured in place concrete pavements, driveways and walkways, in front of the home, will not be allowed. Home not complying with these guidelines will be notified to comply.
  8. Driveways and walkways in the front of the homes shall be maintained by the homeowner. The homeowner is responsible for the removal of weed between pavers.
  9. Stain products used on the pavers in front of the homes is prohibited. The homeowner is permitted to high pressure cleaning of the pavers and an application of clear sealer to restore the original look of the pavers.

Painting

  1. Home of Doral Landings shall be painted within forty-five days of notice by the Architectural Committee. (12.16)
  2. The owner of any Home immediately adjacent to a Zero Lot Line Wall shall have the responsibility for painting the exterior surface of the wall facing such Home. This maintenance obligation terminates where the wall and the underside of the roof meet. Painting of the fascia and underside of the roof are the responsibility of the owner of the adjacent home. (12.9.2)
  3. Exterior Color Plan (12.9)
    1. The Architectural Committee shall have final approval of all exterior color plans including materials, and each Owner must submit to the Architectural Committee, a color plan showing the color of the exterior surfaces which shall include samples of the actual colors to be utilized and the materials.
    2. The Architectural Committee shall determine whether the color plan and materials are consistent with the Homes in the surrounding areas and they conform with the color scheme of the subdivision.
    3. The color plan must be submitted to the Architectural Committee prior to construction or repainting.
    4. The Architectural Committee, at the direction of the Association, reserves the right, and is herby given the right, to determine that any building requires outside painting. The Architectural Committee shall give the Owner(s) of such building notice of such determination, which notice shall be accompanied by the demand that such Owner(s) failed to comply with such notice or demand, the Architectural Committee shall have the right , but not the obligation , to cause such outside painting to be done or performed, and shall make an individual assessment against the Owner(s) to cover the costs of such outside painting, and shall have full lien rights against the Home as set forth in the Declaration.
  4. Owners are prohibited to use any paint on the exterior of the Homes that contains any lead harmful to humans and to the environment.

Garbage and Trash Containers

  1. All trash, garbage and other waste shall be kept in sanitary containers, and except during pick up days, must be placed at the front edge of the driveway.
  2. All trash, garbage and waste containers shall be kept out of the public view from either the front of the home or from neighboring properties.
  3. Garbage bags with left over food outside sanitary garbage containers are not allowed. These bags are exposed to animals ripping the bags resulting in unsanitary conditions for the community.
  4. Garbage pick up days at the Doral Landings community are Tuesdays and Fridays.
  5. Homeowners must retreat the sanitary containers at the end of the garbage pick up days.
  6. Any uncollected garbage at the end of the pick up days must retreated by the homeowner.
  7. No outside burning of trash or garbage is permitted.

Structural Changes and Alterations

  1. No Owner shall cut a window or any opening in the Zero Lot Line Wall nor shall any owner make any structural changes in the Zero Lot Line Wall, including, but not limited to, changes of paint color, without the express written approval of the Architectural Committee.
  2. No material alteration, addition or modification to any portion of Homes of Doral Landings, including a Home, material change in the appearance thereof, shall be made without the prior written approval thereof being first had and obtained from the Architectural Committee.

Zero Lot Line Homes

Maintenance of the Zero Lot Line Wall shall be the obligation of the Owner of the Zero Lot line Wall.

  1. The developer of Doral Landings, Lennar Homes, Inc., had granted to each homeowner of a Zero Lot Line Wall a maintenance easement over the Home adjacent to the Zero Lot Line wall and wing wall.
  2. The easement shall be (4) four feet in width, shall be immediately contiguous to the Zero Lot line Wall, and shall run the length of the Home on which the easement exists.
  3. No improvement of any kind shall be constructed in the easement area which would block access to the Zero Lot Line Wall and wing wall, if any, of which would in any way interfere with the ability of an Owner of a Zero Lot Line Wall to maintain the Zero Lot Line Wall and wing wall.
  4. Notwithstanding the foregoing, the Developer may construct a connecting wall across the easement area: provided however, that the Owner of a Zero Lot Line Wall shall have access at all reasonable times to the easement area.
  5. In the event that there is a question about when access under the easement created by this section is reasonable, the Association’s determination shall be final.
  6. In the event that the Owner of the Zero Lot line Wall damages the adjacent home subject to the foregoing maintenance easement, the Owner of the Zero Lot Line Wall shall be responsible for repairing such damage in a timely manner and in accordance with the standards established by the Architectural Committee. In the absence of specific standards, the repairs shall be accomplished as soon as reasonable possible, and at the sole expense of the Owner causing the damage.
  7. In the event that an Owner shall fail to make the repairs as required herein, or if the Association has the reasonable belief that such repairs will not be made in a timely manner, then the Association shall have the right at reasonable times to enter the damaged Home to effect the repairs, and the cost thereof shall be charged to the Owner of the Zero Lot line Wall as an individual assessment.

Parking Areas

The Doral Landings Community had created several parking areas for visitors and encourages the homeowners to use them.

  1. Parking of cars is not allowed on grass areas in front of any home. Cars parked on the grass areas will be towed away.
  2. The procedure for towing cars parked on the grass areas is as follows:
    1. At the first occurrence, a sticker will be placed on the window as warning and advising the car owner that the next time the car will be towed away.
    2. At the second occurrence, the car will be towed away and the cost of towing and fees to remove the car from the impounding lot will be the responsibility of the owner of the car.

Children in the Community

  1. Parents shall be responsible for all actions of their minor children at all times in and about Homes of Doral Landings.
  2. Persons who are not sixteen (16) years of age or older shall not be permitted to use the Common Areas unless under the supervision of an adult or lawful occupant over the age of eighteen years of age, except in such cases and under such conditions as the Association may from time to time establish.
  3. Children must not use the public street as a playground and are not permitted to play on the street without the proper supervision of a parent or an adult.
  4. Parents shall be responsible for any damage to homes in the community by their children.
